The service charge is £1,200 per annum and a portion of this goes into a sink fund for painting/repairs to the building. The flat is responsible for 20% of any work on the building (the flat roof was done recently and the building is due for painting next year). The service charge covers buildings insurance - the building is not covered for flood damage as after the cellar in the next door apartment flooded a few years back the committee deemed it to be not worth the extra money. There is no ground rent.
