Overall Description

This is a substantial Grade II Listed period barn with full planning consent to convert into a large family home of approximately 2,100 square feet in all.. The main central portion is a three bay barn dating back to the 17th Century with 19th Century additions to the north and south. The property will have three double bedrooms, a master with en-suite and walk-in wardrobe on the ground floor and two further double bedrooms with family bathroom on the first. Downstairs will be a large open-plan kitchen/dining room leading into another large reception, the sitting room, with views up to the high vaulted ceiling and exposed roof timbers above. Outside there is provision for a car-port, driveway with further parking and courtyard garden. Services are not currently connected to the barn so mains water and electricity will need to be brought in and private drainage put in place under the courtyard. Full details can be found on the North Hertfordshire District Council Website (http://pa.north-herts.gov.uk) under Application Reference: 14/00726/1LB (click on the "Documents" tab). The property is being sold with no onward chain.

Location

West Barn is located on a quiet country lane just a mile south of the village of Weston and a mile north of Great Ashby. It therefore has the perfect combination of being rural and peaceful yet being close to very good local amenities as Great Ashby has a row of local shops and a supermarket as well as the Round Diamond Primary School and there are further amenities available in Weston including Weston Primary School and the Cricketers and Red Lion Public Houses. Stevenage has a very good range of shops, supermarkets and other amenities and the location is also very convenient for local transport links with the A1 being a short drive away as is Stevenage Station with its regular services to London Kings Cross (around 26 minutes). The local Hertfordshire countryside is particularly beautiful and ideal for keen dog walkers or cyclists.

Accommodation

Currently the barn is divided into three sections, stables to the south (18'8 x 15'2), a large central barn with high ceiling (46'4 x 20'6), and a coach house/garage to the north (19'7 x 17'4). There is a private entrance to the north of the property leading into the courtyard where there will be space for parking and a courtyard garden. The northern barn becomes the garage with the central and southern portions providing the living accommodation. The overall accommodation will amount to approximately 2,100 square feet.

Services and Other Information

Mains water and electricity will need to be connected to the property by the new owners. There is provision to add private drainage which will need to be sited in the courtyard. There is no mains gas locally so central heating will need to be oil, Calor gas, electric or renewable. There are no rights of way over the property.
