A fresh approach to selling your home

Most of the predictions for house price growth in 2018 are pretty consistent – namely that after strong growth from 2014 to 2016 and slowing growth of around 3-4% in 2017 the market is going to be pretty much flat in 2018, maybe a below inflationary 1% uptick if we’re lucky.

So what does this mean for house sellers?

The first is obvious. Over price your home at your peril.

Home owners and estate agents have got used to optimistic valuations as when the market is rising you might just get lucky, but in a flat market that is simply not the case. So make sure that your house price is supported by solid comparable sales in your area.

Just because the Smiths have got their house on for £800,000 doesn’t mean you should to – it could be hugely over-valued. Focus on the houses that have sold as this is the real market, not the ‘phony one.

Secondly, make sure that your home presents itself at its very best for potential buyers, and if that means spending some money on it, then do. Buyers will deduct a larger sum for the hassle factor so you’ll be saving money in the long run. And even for the most house proud of home owners there are usually some things that can be done to improve a home’s appeal, whether it is tidying the garden, adding a fresh coat of paint, or making a junk room into a useful fourth bedroom.
