We do things differently

At BigBlackHen.com, we understand how important the sale of your home is to you. We want to help you achieve a successful house sale, at the best possible price, with the least possible disruption and at a satisfactory cost.

We provide all the services of a traditional estate agent - local expertise, quality brochures, local or national advertising, accompanied viewings, 'for sale' boards, etc. However, we have invested in the very latest technology to give your home the most up-to-date and innovative marketing available. We offer a high quality, personal service, which puts you in control.

We do not charge expensive commissions

Our aim is to offer our Clients excellent value for money. We believe the commission system is unfair to the client, and out-of date. As house prices have risen, so have commissions. We agree a straightforward fee with you upfront, which means you know exactly what our services will cost. The level of fee depends upon the size of your property, the value and the level of service you require from us. The fees start from as little as £1,500 plus VAT and are significantly lower than the high commission charged by many other High Street Estate Agents. You only pay us on completion of your sale.

We can use this fee structure by cutting down our own overheads. We work from home, believing that the internet is making High Street offices an expensive luxury. We let today's technology work for us. This means we can put your money where it really counts - targeting, marketing and advertising your home to the biggest possible number of potential buyers.

We do not use restrictive contracts

Many Estate Agents' contracts involve a strict tie-in period, which means that it is difficult to change agent if you want to. Our contract has no such clause meaning that our Clients stay with us because they want to and are happy with the service they receive from BigBlackHen.com. Not because they have to.

We know how to reach today's buyer

Approximately 75% of homebuyers now search for their next home online. Your home will be seen on not only on this website, but also on rightmove.co.uk™. and vebra.com (the UK's No.1 and 2 most visited property websites). These sites receive over 3 million hits per week, thousands of whom are people moving to West Somerset, Exmoor and North Devon, so giving your home maximum exposure to these buyers.

We will also send a text message or email to our applicants the minute your home goes on the market, or we can even offer them a virtual tour of your home.

We give you regular feedback

We know you want to be kept fully informed about the sale of your home. We will meet with you on a regular basis to give you detailed written progress reports and viewing statistics and to check that you are happy with our service. We will also give you prompt feedback on all your viewing's.
