Overall Description

This is a modern end-of-terrace house at the end of a quiet cul-de-sac in the popular village of Barton-Le-Clay. The property has two bedrooms upstairs, both doubles and both with en-suites (one a bathroom, the other with a shower). Downstairs there is an entrance hall, downstairs cloakroom, kitchen and sitting/dining room with French doors out to the garden. The house is double-glazed and has gas-fired central-heating but is in need of some internal modernisation including new carpets and re-decoration throughout, so would suit someone who'd like to put their own stamp on it. It may also have potential to extend to the rear or side, subject to the usual consents. Outside there is a good-sized and private south-facing back garden with gate to the rear and also around the side to the front garden, gravelled for low maintenance. There is a private driveway with off-street parking and a garage with electric light and power. To watch a Virtual Video Guided Tour of this property please search "23 Smithcombe Close" on You Tube. We have an Open Viewing booked from 11am to 12noon on Saturday 11th December, so please call to arrange a viewing. The property is empty with no chain and probate is granted.

Location

Barton-Le-Clay is a picturesque village, mentioned in the Domesday Book, situated on the edge of the Barton Hills National Nature Reserve in central Bedfordshire. The village is a thriving local community with very good local amenities including two supermarkets, a pharmacy, bakers, array of local shops, pubs and restaurants, village hall and church (St Nicholas). There are good schools locally including the Ramsay Manor Lower School and the Arnold Academy. The village is just off the A6 between Luton and Bedford, so close to rail links and the airport. The Barton Hills, on the North East extremity of the Chilterns, are a designated Area of Outstanding Natural Beauty so the location is ideal for keen walkers and cyclists. Leisure activities include the football and bowls clubs and the South Bedfordshire Golf Club is a short drive down the A6.
