Overall Description

This beautifully presented family home sits in an elevated position with far-reaching views to open countryside at the top of a quiet cul-de-sac, has a lovely large garden to the rear that is quiet and not overlooked, yet is only a 7/8 minutes walk from Hertford North Station with its regular trains to Moorgate via Finsbury Park. The list of improvements made by the current owners is comprehensive and includes a new kitchen/dining room (formerly two rooms but made open-plan), new bathroom, new gas central-heating boiler (which is serviced annually), rewiring, re-skimming much of the plasterwork, new flooring, re-decoration throughout (including the gutters, fascia boards and downpipes outside), fully landscaping the front and back gardens with the addition of a fully insulated summerhouse and large timber outbuilding, both with electrics connected. They have also drawn up architect's plans, which have been approved by the local council, for a single storey rear extension (to add a downstairs cloakroom and create a superb large kitchen/dining/family space with tri-folding doors to the garden), a loft conversion (to add a fourth bedroom with en-suite), and a front porch. The end result is a modern and stylish family home that is already a lovely home and has potential for further improvement, to grow with you and your family over the years. We have a viewing morning from 10am on Saturday 8th May under Covid guidelines so please call to book your time slot. To watch our Virtual Video Guided Tour of the property just search for "11 Mount Road, Hertford" on You Tube.

Location

This house sits towards the edge of the popular town of Hertford yet is still only around a seven or eight minute walk away from Hertford North railway station and around a fifteen to twenty minute's walk to the town centre. Hertford, the historic county town of Hertfordshire, has a very good range of facilities including shops, schools, sports clubs, and many excellent pubs and restaurants. Hertford is surrounded by pretty countryside and is popular with commuters due to its excellent transport links with two railway stations providing regular services to London (Hertford North to Moorgate via Finsbury Park and Hertford East to Liverpool Street). The road links are also excellent with the A10 leading to the M25, and the A414 heading to the A1. Hertford town has very good shopping and other facilities and there is further shopping close by at Hatfield's Galleria and Welwyn Garden City (John Lewis, Waitrose and the Howard Centre). Local leisure amenities include Hartham Common with its riverside walks, swimming pool/indoor sports centre and tennis club as well as Panshanger Park, a short walk away, with its footpaths across beautiful parkland and countryside.

The property has a low-maintenance front garden which the owners have attractively landscaped with porcelain-tiled steps with brick wall borders, cobblestone bank, native hornbeam hedging for privacy with sleeper borders, pebbles and a specially designed wooden bin store. A tunnel leads between the house and the neighbouring property to a private gate into the back garden and there are PIR sensor lights at the front and in the passage both for security and to guide the way when you approach. The back garden has also been beautifully and painstakingly landscaped and planted. There is a large patio area next to the kitchen/dining room with steps leading up past the sleeper borders and retaining wall to the upper garden area. Here a path made of sleepers interspersed with pebbles leads through the central lawn with very well stocked borders on both sides including raised borders made from sleepers, one of which has been turned into a child's sand-pit. As well as a wide selection of flowering plants and shrubs there are a number of trees including lilac, silver birch, hazel, crab apple and acer. At the top of the garden is an area of slate-tiled patio in front of the the SUMMERHOUSE: 13'6 x 12'3 fully insulated and double-glazed throughout with two windows to each side, French doors to the front, electric power and light. A path leads past two cordon planted apple trees (James Grieve and Sunset eating varieties) and two thorn free blackberry bushes to the large GARDEN OUTBUILDING: 16'6 x 11'6 fully insulated with window to the front, consumer unit for electric power and light and rubber tiled floor. This can be used a a general and bike store/workshop but could also make a very good home-office should that be required. There are garden lights on the patio and leading up the stairs and the path to the summerhouse and outbuilding, two outside waterproof plug sockets and two garden taps, one on the rear of the house and the other by the summerhouse.
