We all know that moving house can be an expensive and stressful process. The aim is of course to sell high and buy low – but don’t be fooled by the game.

Today’s property market in Hertfordshire is certainly buoyant but is also crowded by agents who can often engage in overpricing to win your business.

Think of it this way – a house is like fresh milk. It goes off; it doesn’t stay fresh forever. The time to get the best price is always soon after it’s listed for sale. Property can quickly lose its appeal as buyers start to question why it’s been for sale for so long and why other house hunters haven’t snapped it up.

Confidence returning to the property market in 2018

Recent research by Zoopla has shown that house sellers are significantly more confident about the market in 2018 than they were a year ago and this is especially so in the Est of England and South East – great news for our clients in Hertford, Welwyn Garden City and the rest of Hertfordshire. This chimes with what we are seeing, which is an uplift in buyer activity this month even compared to the first quarter in 2018. Sellers still need to beware agents deliberately over-valuing to win their business which one or two do routinely (we won’t name names!) as if the price isn’t accurate you simply won’t sell. The latest stats point to a flat 2018 housing market – but buyers still out there!.
