Purple Bricks losses mount and shares tank

Buying a house is both a highly emotional purchase and the largest financial asset any of will purchase in our lifetimes. There is no surprise then that buyers and sellers need sensitive and skilled human interaction from all parties handling the sale if this is going to run smoothly and effectively. So that’s where the “pile it high, sell it cheap” mentality of the TV advertised up-front fee agents falls flat on its face. No wonder then that PB are losing money hand over fist (see article below) and that Tepilo, House Network, Emoov, Hatched and many more have already gone bust. Houses that are professionally “staged” sell three times faster.

We are huge fans of Home Staging which is why we give our client’s free advice from an independent House Doctor.   There’s an interesting article today in Estate Agent Today showing that houses that have been professionally staged sell three times faster than houses that have not. We have found that when clients take up our free home staging advice that their homes look much more appealing and this translates to positive buyer comments when we hold an Open Day. It stands to reason that cluttered messy homes will stick on the market where lovely light modern ones will sell. To read the full article click here:

Buyers are returning to the market

There are clear signs from how busy we have become this month that buyers are returning to the market. We have had a record start to April with £3m of property going under offer. It seems now that it’s clear that we won’t be leaving the EU, at least not in any meaningful sense, and that politicians will be still talking about it forever rather than making a decision, that people have decided to get on with their lives and make the move they have been putting off for 6 months. An article from Chestertons in London mirrors what we are finding in Hertfordshire:

Buyers returning to London market in significant numbers, claims agency

UK Estate Agent Fees are the lowest in Europe….

……at 1.2% plus VAT on average and our fixed fees are even better value than this at less than 1% plus VAT! So if you are selling a £1.5 million house we could save you over £9,000 in fees.

Purple Bricks issues profit warning and shares slump

Selling houses is very much a people business and although technology is making huge changes to the way we search for and find our dream home it still requires skilled people to make the process work smoothly. The TV agents with their up-front fees and pared back service delivery are finding that as the market gets tougher, the need for quality service just gets greater. This is part of the reason why the shine has come off Purple Bricks with their share price back to around the launch price of a pound from the dizzy heights of nearer a fiver reached a year ago. As the old adage goes, if you pay peanuts, you get monkeys.
